Below are real examples of the kind of work our San Diego techs handle every week, from Coronado to Rancho Bernardo. Every job started with a written price before we touched a single bolt, and every one left with a 365-day written guarantee stamped on the invoice. Electric Gate Operator Swap: Dead LiftMaster to Smooth LiftMaster

BeforeBeforeAfterAfter
LiftMaster operator swap, Mission Valley area. Old unit seized; new unit installed and programmed same visit.

The problem: A 20-year-old LiftMaster operator on a sliding driveway gate had finally seized. The homeowner heard the motor hum for a few seconds and then click into thermal overload. No movement, no backup. We pulled the cover and found the drive gear had stripped clean.

What we did: Swapped the operator for a current LiftMaster model, transferred the existing wireless keypad and remote codes, replaced the chain and idler pulleys that had worn with it, and set the open and close limits with the gate’s exact weight in mind. Then we ran a full open-close cycle test, including the safety reverse.

The result: The gate now moves at the right speed and stops dead where it should. The homeowner got to keep his original remotes. Total job ran about four hours, and the price on the invoice matched the written estimate to the penny.

Track and Roller Rebuild: Sliding Gate That Sounded Like a Train

BeforeBeforeAfterAfter
Sliding gate track and roller rebuild, La Mesa. Worn V-track and flat-spotted rollers replaced.

The problem: This La Mesa property had a 30-foot sliding gate that sounded like a freight train arriving every time it opened. The V-track had worn into a shallow U, and all six steel rollers had flat spots. It moved, but barely, and it shook the fence line.

What we did: Jacked the gate up safely, cut out the old track, and set a new galvanized V-track in place. Replaced all six rollers with sealed-bearing units matched to the gate’s weight and length. Adjusted the guide posts so the gate no longer side-to-side wobbled.

The result: It now rolls with one hand. Not hyperbole. Before the rebuild it took real effort to start it moving; after, the homeowner pulled it across the track by the leading edge without leaning into it. The operator noticeably relaxed too, because it stopped fighting a gate that was working against it.

Cantilever Gate Cable Snapped: Re-Hung and Re-Balanced

BeforeBeforeAfterAfter
Cantilever gate cable replacement, Otay Mesa. One of two suspender cables snapped; gate dropped at the lead corner.

The problem: A commercial entrance in Otay Mesa had a cantilever sliding gate, the kind that floats over the drive opening with no track across the ground. One of the suspender cables let go, and the lead corner of the gate dropped hard, twisting the frame and chewing up the counterweight.

What we did: Winched the gate back to level and secured it before any further load could shift. Replaced both cables, not just the snapped one, because a matched set matters when the second one has been static for the same number of years. Reinforced the cable attachment brackets, re-balanced the counterweight, and corrected a slight lean in the back-post.

The result: The gate hangs level and slides through its full travel without dragging at the approach end. The business owner’s main concern was a delivery truck hitting a low-slung corner, and that clearance is now back to where it was when the gate was first installed.

Gate Frame Straightening After a Strike: Mitered Corner Re-Welded

Professional technician installing a gate lock with a power drill.
Steel swing gate frame straightening, Chula Vista. Corner impact from a vehicle; frame re-squared and welded.

The problem: Somebody backed into a steel swing gate in Chula Vista. Not at full speed, but enough to break open the mitered corner at the top hinge side and throw the whole frame out of square. The gate still swung, but it was dragging near the latch post and vibrating badly against the actuator.

What we did: Removed the gate leaf with a shop crane, laid it flat, re-squared it on our frame jig, and re-welded the broken corner. We also added a gusset plate at the hinge-side top corner so the next bump distributes force differently. After the metal work, we re-hung the leaf on new greasable hinges and reset the actuator’s travel limits.

The result: The gate shuts flush against the latch post again, with even clearance across the driveway approach. No more vibration, no more scraping. A replacement leaf of that size would have run thousands more than the repair. The fix made sense, and the gate looks like it took a hit and fought back.

Ornamental Gate Post Reset: Leaning Post, Sticking Leaf

Professional welder performing iron gate repair service
Ornamental swing gate post reset, Point Loma. Gate post leaned from years of weight; post re-set and leaf re-hung.

The problem: A tall ornamental steel gate in Point Loma had been slowly leaning for years. The hinge post carried the full weight of an 8-foot-tall leaf, and the post base had settled. The gate still opened, but only if you lifted up on it. The tenant had been doing that for months.

What we did: We pulled the leaf, dug the post footing, and set the post back plumb with a deeper concrete pour and steel wedges driven to hold it true. While the concrete cured, we serviced the gate’s hinges, which had been taking uneven load and wearing on an angle. Then we re-hung the leaf and adjusted the latch strike to match the corrected positioning.

The result: The gate swings open with the natural arc it was designed for, no lifting, no dragging. The post is now deep enough and centered well enough to hold straight for years. The homeowner said it felt like a new gate. It was the same gate, just hung right.

Driveway Gate Install: From Manual Barrier to Electric Operator

Professional technician performing gate post repair with adhesive filler
New residential driveway gate with electric operator, Encinitas. Manual steel gate replaced with automated swing gate system.

The problem: An Encinitas homeowner had been opening a heavy manual steel gate every time the family came or went. That worked fine until it didn’t. The old gate was heavy enough that the post had started to shift, and the latch mechanism was wearing out.

What we did: We removed the old gate and set two new steel posts with proper concrete footings sized for an automated swing. Fabricated and hung a new ornamental steel gate matched to the property’s existing stucco and iron work. Installed a Viking operator sized for the leaf weight and programmed two vehicle remotes, a keypad, and a gate edge on the close side. The full install took a scheduled day and a half, including the power run and final adjustments.

The result: The family rolls through with one button. The keypad mounts at the right height for drivers and delivery people alike. The new gate closes at a measured speed and reverses if it meets any resistance. And the gate edge sensor meets the current entrapment standards we hold ourselves to on every install.
